Size a tank by its first-hour rating, not just gallons. Most 3–4 person homes land at a 50 gallon gas or 65 gallon electric tank. The water heater size calculator also sizes tankless units by GPM and BTU.
Tank models usually last 8–12 years and tankless 15–20 with annual flushing; hard water shortens both. A leaking tank should be replaced, not repaired. Run the numbers in repair or replace.
It uses about a third of the electricity of a standard electric tank, and rebates often cover part of the price. It needs roughly 700 cu ft of space or ducting.
Plumbing work usually needs a licensed trade contractor, even in states without a general contractor license; in Texas plumbers are licensed by the TSBPE. Check your job in the license check tool.
We publish a service only after its prices come from three or more sources and each one is dated. Until then its page stays out of search results, so you only find guides with real numbers.
