Asphalt shingle roofs typically run about $400–$700 per square (100 sq ft) installed, more for steep or complex roofs and tear-off. Metal is often $900–$1,600 per square. Count your squares with the roofing calculator.
Multiply the house footprint, including overhangs, by the pitch factor and divide by 100. A 6/12 roof has a pitch factor of 1.118.
Small leaks and a few shingles are worth repairing. Widespread curling, granule loss or a roof past 20 years usually points to replacing. Repair or replace applies the common rules to your numbers.
Measure every eave that drains water and add them up; most single-story homes need 120–200 ft. The gutter calculator adds downspouts and checks 5 in against 6 in.
We publish a service only after its prices come from three or more sources and each one is dated. Until then its page stays out of search results, so you only find guides with real numbers.
