Which price are you looking at?
| Basis | What it includes | Where you see it |
|---|---|---|
| Per pier | One pier installed, including excavation | The number foundation quotes use |
| Per crack or per linear ft | Crack sealing or waterproofing | Cheaper, treats the symptom |
| Per job | The full repair with drainage and permits | The number that matters to your budget |
What makes one job cost more than another?
Why do the published guides disagree?
Foundation guides disagree because the repair method changes the price. Piering, crack sealing and waterproofing solve different problems, and a quote for one is not comparable with a quote for another. Ask what the diagnosis is before comparing the totals.
How the options compare
| Option | Installed cost | Typical service life | Best for |
|---|---|---|---|
| Piering | $1,000 to $3,000 per pier | Permanent with warranty | Differential movement and settlement |
| Crack sealing | Low per crack | Years, not permanent | Stable cosmetic cracks |
| Waterproofing | Per linear ft | 10 to 20 years | Water entering a basement |
| Drainage work | Varies | Long term | Water sitting against the foundation |

What a quote should include
| Diagnosis | What is moving, and the evidence |
| Piers | Type, count, depth and spacing |
| Access | Excavation, landscaping and interior work |
| Drainage | Grading, downspouts and waterproofing |
| Warranty | Years, transferable or not |
| Engineer | Written report and who pays for it |
Permits, engineers and warnings
Structural repair usually needs a permit, and many jurisdictions require an engineer's design for underpinning. Ask who the engineer is and whether the report is included before you sign. Stop and get advice if a crack is wider than about 6 mm, one side of a crack is higher than the other, or a door has started to stick with no other explanation.
Cost by project size
| Number of piers | Low | Typical | High |
|---|---|---|---|
| 3 | $3,000 | $5,400 | $9,000 |
| 5 | $5,000 | $9,000 | $15,000 |
| 7 | $7,000 | $12,600 | $21,000 |
| 9 | $9,000 | $16,200 | $27,000 |
Multiplies our installed range; gates, removal, permits and unusual access are extra.
A worked example
A five-pier job at the typical rate is about $9,000 before drainage or interior repair. Piers are priced each, so the count is the line to check: ask how many, how deep and why that number. A quote that names a total without a pier count is hard to compare with anything.
How to lower the cost without cutting corners
- Fix water first. Grading, gutters and downspouts are cheaper than piers and often part of the cause.
- Get one engineer report and use it for three quotes, so everyone prices the same diagnosis.
- Ask for a pier count and depth, then compare like for like.
- Do the interior access work yourself where it is safe, such as moving storage.
- Check whether the warranty is transferable; it affects resale value.
How the price changes by region
Soil and climate decide most of the local difference. Expansive clay soils move more with moisture, and cold climates add frost depth to the design. Coastal areas add corrosion protection for steel piers. Two identical houses in different soil conditions can need different repairs.
What to check before you hire
| Licence | Confirm the licence required for structural or foundation work in your state. |
| Engineer | Ask who writes the report and whether it is included. |
| Insurance | Ask for liability and workers compensation certificates. |
| Method | Ask for the pier type, depth and spacing in the quote. |
| Warranty | Ask for the years and whether it transfers with the house. |

Questions
How much does foundation repair cost?
Piering runs about $1,000 to $3,000 per pier installed at our October 2026 index, typical $1,800. A job usually uses several piers, so the total is often five figures.
Do I need an engineer?
For a widening crack, a sloping floor or underpinning, yes. An engineer report is usually required for the permit and is cheaper than repairing the wrong thing.
Is piering always the answer?
No. Water management, drainage and crack sealing solve some problems. The diagnosis decides. A contractor who sells piers before diagnosing is a warning sign.
Does insurance cover foundation repair?
Often not, because policies usually exclude settlement and earth movement. Sudden events such as a burst pipe are treated differently. Ask the insurer before assuming.
How long does foundation repair last?
A properly designed pier system is meant to be permanent, with a warranty. The warranty terms matter more than the headline number.
Can I just seal the crack?
Sealing is right for a stable cosmetic crack. If the crack is widening, uneven or the floor slopes, sealing hides the symptom. Get a diagnosis first.
How long does foundation repair take?
Pier jobs are often a few days on site, plus curing and inspection. The schedule depends on the pier count, access and permits.
