Concrete resurfacing costs $3 to $9 per square foot installed, with an average around $6 per square foot. A basic 200 sq ft patio runs $600 to $1,800, a 24 by 24 driveway $1,700 to $2,900, and a decorative stamped or stained overlay $7 to $20 per square foot. Resurfacing only works when the slab is sound; a failed base needs replacement, not a new top layer.

Quick reference: the terms that change the price

Four terms explain most of the gap between two quotes for the same job.

TermOverlayA thin layer of cementitious or polymer material applied over a prepared slab.
TermMicro-toppingA thin, smooth overlay used for interior floors and light exterior wear.
TermSpray-downA textured overlay sprayed and knocked down for a broom-like finish.
TermSpallingThe top layer breaking away, often from salt, freeze-thaw or poor finishing.

Cost by area

Concrete resurfacing cost by area, 2026
AreaBasic resurfacingDecorative overlay
50 sq ft$150 to $450$350 to $1,000
100 sq ft$300 to $900$700 to $2,000
200 sq ft$600 to $1,800$1,400 to $4,000
500 sq ft$1,500 to $4,500$3,500 to $10,000
1,000 sq ft$3,000 to $9,000$7,000 to $20,000
2,000 sq ft$6,000 to $18,000$14,000 to $40,000

These figures include the overlay, preparation and a basic finish. Decorative work, heavy crack repair and lifting add cost. Larger jobs usually price lower per square foot because setup is spread over more area.

Cost by surface

Resurfacing cost by surface type
SurfaceTypical cost per sq ftNotes
Driveway$4 to $9Traffic wear, cracks, joints
Patio$4 to $7Basic broom to decorative
Pool deck$3 to $5Slip-resistant finish needed
Garage floor$3 to $5Interior, often epoxy or topping
Sidewalk$3 to $7Small jobs hit minimums
Interior floor$3 to $8Micro-topping or polished overlay

Driveways cost more per square foot because they carry vehicles and need a tougher overlay. Pool decks and garages can be cheaper because the area is simpler to prep and finish.

What a resurfacing quote includes

A complete quote covers cleaning, crack and spall repair, a bonding agent or primer, the overlay, the finish, and sealing. It should also say how the slab is tested for moisture and how edges and joints are treated.

Ask what is excluded: lifting a settled slab, replacing a failed section, drainage changes and decorative staining are common extras. A price for "resurfacing" without those lines is not a complete scope.

When resurfacing works, and when it does not

Resurfacing works when the slab is structurally sound: no rocking sections, no wide moving cracks, no failed base. It is a surface repair for spalling, staining, worn finishes and shallow damage.

It does not fix a slab that has settled, heaved or broken into pieces. Those need lifting or replacement. A new top layer over a moving slab cracks with the slab underneath, usually within a season.

The main overlay types

Overlay types and cost ranges
TypeBest forTypical cost per sq ft
Micro-toppingInterior floors, smooth finish$3 to $8
Spray-downExterior slip-resistant finish$3 to $6
Stamped overlayDecorative driveways and patios$8 to $20
Epoxy coatingGarage and shop floors$3 to $8
Stained overlayColour over a repaired surface$7 to $15

The overlay material is only part of the choice. Each type needs a different prep, thickness and sealer, and each behaves differently in freeze-thaw weather.

Preparation: the part that decides the result

Preparation includes pressure washing, removing loose material, routing and filling cracks, patching spalls and checking the slab for moisture. A slab that is wet or dirty will not bond, and the overlay will delaminate.

Power washing is $130 to $220 for a typical area; crack repair is $250 to $800 for a handful of cracks, and a settled slab may need lifting at about $900 or more before any overlay goes on.

Step by step through a resurfacing job

1. Inspect and test. Check for movement, moisture and hollow spots. 2. Clean. Pressure wash and degrease. 3. Repair. Route cracks, patch spalls, grind high spots. 4. Prime. Apply the bonding agent. 5. Apply the overlay. Spread, texture and detail the edges. 6. Cure. Keep traffic off for the stated time. 7. Seal. Protect the finish and control slip.

A one-day job is common for a small patio; driveways with repairs can take two days plus cure time.

Decorative finishes and staining costs

Staining an overlay adds $2 to $4 per square foot for a simple colour, and up to $25 per square foot for complex multi-colour work. Stamped patterns, saw-cut borders and exposed aggregate textures add their own labour.

Decorative work is where quotes vary most. Ask for a sample board and a clear description of the finish before comparing prices.

Driveway resurfacing costs by size

Driveway resurfacing cost by size
Driveway sizeTypical resurfacing cost
10 ft x 20 ft$600 to $1,400
12 ft x 24 ft$850 to $1,500
20 ft x 20 ft$1,200 to $2,000
24 ft x 24 ft$1,700 to $2,900
24 ft x 36 ft$2,600 to $4,300

Compare these with replacement at $6 to $15 per square foot plus removal. Resurfacing is cheaper, but only if the base is sound and the cracks are not structural.

Garage and interior floors

Garage floor resurfacing is $3 to $5 per square foot, or $1,600 to $5,800 for a typical two-car garage, depending on repairs and coating. Interior floors with a micro-topping or polished overlay run $3 to $8 per square foot, and decorative work can reach $5 to $15.

Interior floors need a moisture test and often a primer. A coating over a damp slab peels, no matter how good the product.

Pool decks, patios and sidewalks

Pool decks are $3 to $5 per square foot for basic resurfacing, with a textured slip-resistant finish. Patios are $4 to $7 and sidewalks $3 to $7, though small sidewalk jobs can hit minimum charges because setup dominates.

Outdoor surfaces also need a sealer that handles sun, water and freeze-thaw. A sealer that traps moisture peels in the first winter.

DIY or a professional

A DIY resurfacing kit costs about $30 to $75 for a 120 sq ft area, plus a power washer ($70 to $300 a day) and basic tools ($85 to $100). The total is around $2 to $5 per square foot, so the saving against a professional is modest once the time and risk are counted.

DIY is reasonable for a small, sound patio with shallow damage. Driveways, decorative finishes and any slab with cracks or movement are better with a contractor.

How long resurfacing lasts

A well-applied overlay on a sound slab can last 8 to 15 years with sealing and care, though it is thinner than concrete and less tolerant of heavy loads or freeze-thaw. Resealing every few years and keeping water away from the edges are what make it last.

A resurfacing over a moving slab fails quickly. The lifespan is decided by the slab and prep, not the product label.

Cost factors that raise the price

  • Heavy crack or spall repair before the overlay.
  • A settled slab that needs lifting first.
  • Decorative stamping, saw-cuts or multi-colour staining.
  • Poor access for equipment and materials.
  • Small jobs that hit a minimum charge.

Ask for these lines separately. A quote that bundles them hides the reason two prices differ.

Mistakes that ruin a resurfacing job

Applying an overlay over a wet or dirty slab, skipping crack repair, using the wrong sealer, or resurfacing a slab that is still moving are the four common failures. Each shows up as peeling, cracking or a hollow sound within a season.

The cheapest way to avoid them is a proper inspection before the quote. Ask the contractor how they test moisture and how they handle cracks.

What to ask a resurfacing contractor

Ask what overlay product they use, how thick it goes on, how they prep and test the slab, what happens to cracks and joints, how long before traffic, and what the warranty covers. Ask for photos of jobs after a winter, not just fresh work.

Compare at least two quotes on the same finish and scope. A low quote with no crack repair is not a saving.

Resurfacing versus replacement at a glance

Resurface or replace?
SituationResurfacingReplacement
Sound slab, surface damageYesNo
Hairline cracks onlyYes, after repairNo
Wide moving cracksNoYes
Settled or heaved slabNo, until liftedYes
Failed baseNoYes
Heavily spalled surfacePossible, with repairOften better

The decision turns on the slab and the base, not the surface. A resurfacing quote that ignores movement is a surface fix on a structural problem.

Cost by finish type

Resurfacing finish options and cost
FinishCost per sq ftWhere it fits
Broom-textured overlay$3 to $6Patios, walkways, pool decks
Spray-down texture$3 to $6Slip-resistant exteriors
Stamped overlay$8 to $20Driveways, patios, decorative
Stained overlay$7 to $15Colour over a repaired slab
Epoxy coating$3 to $8Garage and shop floors
Polished micro-topping$5 to $12Interior floors

The finish decides the labour as much as the material. Stamping and multi-colour staining take longer and need a sample board.

Overlays in cold climates

Freeze-thaw cycles test an overlay harder than anything else. Use a product rated for exterior freeze-thaw, keep water draining away from the slab, and seal before winter. Thin decorative overlays can fail faster than a full concrete surface in a cold climate.

Salt is the other enemy. Avoid de-icing salt on a fresh overlay for the first winter, and use sand where traction is needed.

A worked example: 500 sq ft driveway

A 500 sq ft driveway with surface scaling and a few cracks: clean, route and fill the cracks, patch spalls, prime and apply a textured overlay, then seal. At $4 to $9 per square foot that is $2,000 to $4,500, with a typical figure near $3,000.

The same driveway replaced is $6 to $15 per square foot plus removal, or about $3,000 to $7,500 before tear-out. Resurfacing wins if the base is sound.

Resurfacing a pool deck

Pool decks need a slip-resistant finish and careful drainage. A textured overlay at $3 to $5 per square foot is standard, with a border or stamped section adding cost and labour. The deck must slope away from the pool and the house.

Water trapped under an overlay causes peeling, so check for moisture and repair any hollow spots before the finish goes on.

What changes the price most

Damage and prep do. A sound slab with light surface wear is near the low end; a slab with cracks, spalls and hollow spots moves toward the high end before the finish is even chosen. Area changes the total but usually lowers the per-foot price as the job grows.

Ask for the repair lines separately from the overlay lines. That is the only way to compare two resurfacing quotes fairly.

How to compare resurfacing quotes

Line up the same finish, the same repair scope and the same access. Ask each contractor for cleaning, crack repair, patching, primer, overlay, texture and sealer as separate lines. Then compare the totals.

A quote that says "resurface 500 sq ft" without naming the product or the repairs is a placeholder. The difference between two cheap quotes is usually the prep they left out.

Maintenance and resealing

Keep the surface clean, fix cracks early and reseal every two to three years for exterior work. Avoid de-icing salt in the first winter, and keep downspouts and grading moving water away from the slab.

A well-kept overlay lasts longer than the product warranty suggests; a neglected one can fail in a few winters, especially in freeze-thaw climates.

Resurfacing a garage floor

Garage floors are usually a coating or topping job rather than a decorative overlay. Epoxy at $3 to $8 per square foot is common, with a moisture test and surface prep first. A floor that is damp or oil-soaked needs grinding and a primer.

If the slab is cracked and settling, fix that before the coating. An epoxy over a moving crack will crack in the same place.

Resurfacing a small area

Small jobs hit minimum charges. A 50 sq ft patch at $150 to $450 is mostly setup and materials, and two contractors can quote very different numbers for the same small job. Group small repairs with a larger resurfacing project when possible.

For a very small patch, a DIY kit can be the practical answer, provided the slab is sound and the patch is not in a high-traffic lane.

What resurfacing does not fix

Resurfacing is a surface treatment. It does not fix a settled slab, a heaving slab, a failed base, wide moving cracks or a drainage problem that keeps water under the concrete. Those are structural or site issues and need lifting, base repair or replacement.

A contractor who quotes an overlay without checking for movement and moisture is selling a finish, not a repair. Ask what happens if the slab moves after the overlay is applied, and get the answer in writing.

A resurfacing maintenance plan

Plan on cleaning twice a year, checking cracks each spring, resealing every two to three years and keeping water away from the edges. That schedule costs a fraction of a new overlay and is the difference between a finish that lasts a decade and one that fails in a few winters.

Keep the product name and the date of the work with the house records. If a future repair is needed, the next contractor knows what is underneath the finish.

Resurfacing and resale

A clean, sealed surface reads as a maintained property, and a resurfaced driveway or patio photographs well for a listing. It is not a structural repair, so it does not replace a disclosure about a cracked or settled slab.

Keep the invoice and product details. A buyer or inspector who asks about the surface gets a documented answer, and the next owner knows what maintenance the finish needs.

What this guide does not cover

Some jobs depend on things a national range cannot see. These are the ones where you need a local quote or an engineer.

  • Lifting a settled slab, priced separately.
  • Full slab replacement when the base has failed.
  • Decorative designs quoted from a sample board.
  • Drainage changes and edge repairs.
  • Engineered overlays for commercial floors.

Is resurfacing cheaper than replacement?

Yes, usually. Replacement is $6 to $15 per sq ft plus removal, but it is the right answer when the base has failed.

How long does concrete resurfacing last?

About 8 to 15 years on a sound slab with sealing and care.

Can resurfacing fix cracks?

It can cover repaired cracks, but it does not fix movement. Wide or moving cracks need a base repair.

Can I resurface over old concrete?

Yes, if the slab is sound, clean and dry. Loose, wet or moving slabs must be repaired first.

How long before I can walk on it?

Usually 24 hours for foot traffic and 48 to 72 hours for vehicles, depending on the product.

Does resurfacing make concrete slippery?

A smooth overlay can. Ask for a textured or slip-resistant finish, especially outdoors.

Can resurfaced concrete be stamped?

Yes. A stamped overlay is a common decorative option at $8 to $20 per sq ft.

How much does a DIY resurfacing kit cost?

About $30 to $75 for 120 sq ft, plus tools and a pressure washer.

Can you resurface a garage floor?

Yes, with a topping or epoxy coating, typically $3 to $5 per sq ft.

Do I need to seal after resurfacing?

Yes. Sealing protects the finish and helps it last.

What causes resurfacing to peel?

Moisture, dirt, poor bonding, or applying over a slab that is still moving.

How do I know if resurfacing will work?

A contractor should check for movement, moisture and hollow spots. If the slab is sound, resurfacing can work.
